Flat prices per m² in Poland, Q2 2026: NBP data for six cities
Short answer: In Q2 2026, NBP transaction prices were about 16,783 zł per m² for new flats in Warsaw, 15,923 in Kraków, 14,491 in Gdańsk, 14,312 in Wrocław, 12,766 in Poznań and 9,945 in Łódź.

Anyone planning to rent out, buy or just compare a flat in Poland eventually asks the same question: what does a square metre actually cost in each city? The National Bank of Poland (NBP) publishes a quarterly report on housing prices, and the latest figures cover the second quarter of 2026. This guide sets out the numbers for six large cities, explains how to read them and notes where they can mislead. All figures are NBP averages as of Q2 2026, quoted through secondary outlets that summarise the report (see the sources list). Check the NBP page for the full tables.
Transaction prices per m² in Q2 2026
NBP separates the primary market (flats bought from developers) from the secondary market (flats resold by owners). The transaction price is the price recorded in actual purchase deals, not the asking price in an advert. Figures reported for Q2 2026, in zloty per square metre:
- Warsaw: 16,783 zł primary, 16,723 zł secondary.
- Kraków: 15,923 zł primary, 14,792 zł secondary.
- Gdańsk: 14,491 zł primary, 14,035 zł secondary.
- Wrocław: 14,312 zł primary, 12,590 zł secondary.
- Poznań: 12,766 zł primary, 10,891 zł secondary.
- Łódź: 9,945 zł primary, 8,020 zł secondary.

Two patterns stand out. First, Warsaw is the most expensive of the six, but in the secondary market it is only slightly above its own primary price, and the gap to Kraków is relatively small. Second, the primary-versus-secondary gap varies a lot by city. In Warsaw and Gdańsk the two markets are close. In Wrocław, Poznań and Łódź new flats cost clearly more per square metre than resale flats.
Asking prices versus transaction prices
The same data set shows that adverts and real deals are not the same thing. In Warsaw the average offer price was 18,488 zł per m² on the primary market and 19,059 zł on the secondary market, both above the transaction averages listed above. In Gdańsk the gap between offer and transaction price on the primary market was reported at 15.3%.
For a buyer or a tenant benchmarking a landlord's price, this matters. A listing price is an opening position. The NBP transaction figure is a better guide to what flats actually sell for, although it is an average over all flats in the city, from small studios to large family flats, in every district.
Nominal and real prices
According to a Bankier.pl report dated 30 September 2026, NBP data show that flat prices were broadly stable in nominal terms but fell in real terms, that is, after adjusting for inflation. In plain words, a flat costs about the same number of zloty as a few months ago, but those zloty buy less than they once did when measured against general price growth, so the flat became slightly cheaper relative to other goods.
How to use these numbers
- Compare like with like. A city average does not value a particular flat. Location within the city, floor, building age, standard of finish and the presence of a parking space or storage unit all change the price.
- Check which market you are in. A new flat from a developer and a resale flat in an older block belong to different rows of the table.
- Use the figures as a sanity check, not as a quote. A bank or a licensed property valuer prepares a valuation for a mortgage.
- Note the date. These are Q2 2026 averages. NBP publishes a new quarterly report later, and figures are sometimes revised.
- Remember extra costs. The price per m² does not include notary fees, taxes on the purchase or the costs of finishing a developer flat. Ask the notary or the seller for the exact amounts for your deal.
Where to find the original data
NBP publishes its quarterly information on housing prices on its website, in the real estate market section. The report contains the full tables for 17 cities, including primary and secondary markets, offer and transaction prices. The secondary articles linked below pick out the main cities and are useful for a quick look, but the NBP document is the source to cite if you need exact figures for a specific city. If the NBP site shows a security check when you open it, wait a moment and reload the page.
Frequently asked questions

Warsaw, with 16,783 zł per m² on the primary market and 16,723 zł on the secondary market, according to the NBP figures quoted by OnGeo.pl.

In the data summarised here, yes. For Warsaw the average offer price was 18,488 zł per m² on the primary market and 19,059 zł on the secondary market, above the transaction averages.
Did prices fall?
Bankier.pl reported on 30 September 2026 that NBP data show flat prices falling in real terms, while nominal prices were broadly stable.
